Window Weep Holes
With AmeriSpec's General Home Inspection we inform our clients what is wrong at the time of inspection, what to be budgeting for and some basic home maintenance tips. While recently on single family home inspection 4-5 of the homes windows had moisture stains in and around the sills and corners. After looking closer the weeps holes were full of debris not allowing the rain water to drain. This is very common and easy to correct. Start outside and locate the weep hole and where they drain. Using a pipe cleaner remove the dirt or debris from in or around the weep hole. Then go inside open the window and shop vac the window track. Once clean pour some warm water into the track and continue till clean. Florida's weather is brutal on our homes exterior. Especially here in the Tampa Bay Region, keeping the exterior of your home painted and sealed is key.

The Stuff we find on our inspections
Todays home inspection of a bank owned property.. had main power off. The main panel looked like a "handyman" panel. Wires here wires there! However once we turn on the main power. We noted a wire inside sparking... After 5 minutes one of the main 110 at the service was smoking.. See video!

The New set of snowbirds come to the bay area.
AmeriSpec Home Inspection of Tampa bay is reaching the half way point of 2011. It has been a positive 5 months. We have had a great group of clients.
A new group of Snowbirds are getting into the condo market and some even in the housing market.
Most are close to retirement and other are ready to get out of the COLD! I have called a "changing of the guard" We have the folks who have been snowbirds for the last 15-20 years.. now the new group. The media has called them "baby boomers" :) I welcome all of them to the area!
As like most of our clients; air conditioning high on the list of concerns, since here we are in "Cool" mode some times for 10 months a year. Our inspection of the HVAC consist of getting the approximate age of the system, ensure the system is cooling and heating as design and all supplies are active. Also what to be budgeting for HVAC systems typically have a life of 12-15 years. We also show out clients where the filter(s) change, how it functions... to include how the condensation lines are set up.
When we leave a inspection we want to ensure we have went above and beyond our clients expectations. If not then we have not done what we are out to do as a business.
